Our Step by Step Roof Installation Process for Utah Properties

A successful roof installation follows a carefully sequenced process that ensures every layer of the roofing system is properly integrated before the next one is applied. Below is the methodology our crews follow on every project, from initial assessment through final walkthrough.

Roof Inspection and Pre-Installation Assessment

Every installation begins with a comprehensive roof inspection to evaluate the condition of your existing roof structure. We assess the roof deck for signs of rot, moisture damage, or sagging, and we evaluate the attic ventilation to confirm it meets current building code requirements. For roof replacement projects, this step also includes measuring the roof area, documenting existing penetrations (vents, skylights, chimneys), and identifying any structural repair needs that must be addressed before new materials go on.

Tear-Off and Roof Deck Preparation

Once the scope of work is confirmed, our team performs a full tear-off of the old roofing materials down to the deck sheathing. We remove all existing shingles, underlayment, flashing, and fasteners. The exposed deck is then inspected board by board. Any deteriorated or soft plywood is replaced with new sheathing to create a solid, uniform substrate. 

This step is critical because even a small section of compromised decking can lead to premature failure of the new roof above it. On average, we find that approximately 5 to 15 percent of roof decks require some sheathing replacement during a re-roof, though homes that have experienced prolonged roof leaks may need more extensive deck work.

Ice-and-Water Shield and Roof Underlayment

With a clean, solid deck in place, we install self-adhering ice-and-water shield membranes along all eaves, valleys, and around penetrations. In Utah’s climate, where freeze-thaw cycling can push ice dams beneath shingle edges, this membrane serves as a critical secondary waterproofing barrier. The International Residential Code (IRC) requires ice barrier protection in climate zones where the average January temperature is 25°F or below, which includes most of the state. Over the remaining deck area, we install synthetic underlayment, which offers superior tear resistance and lays flatter than traditional felt paper.

Drip Edge and Starter Strip Installation

Metal drip edge is installed along the eaves and rakes to direct water away from the fascia and into the gutters. This small component plays an outsized role in preventing water intrusion at the roof edge, which is one of the most vulnerable areas of any roofing system. Starter strip shingles are then applied along the eave line to provide a sealed adhesive base that the first course of field shingles bonds to, creating a wind-resistant starting edge.

Shingle and Roofing Panel Installation

The primary roofing material is installed according to the manufacturer’s specifications and local building code requirements. For asphalt shingles, this means proper offset patterns, correct nail placement (typically four to six nails per shingle depending on the slope and wind zone), and consistent exposure dimensions. 

For metal panels, we follow precise fastener schedules and allow for thermal expansion and contraction, a detail that is especially important in Utah, where daily temperature swings of 30 to 40 degrees are common during spring and fall. Every installation follows the specific nailing patterns and overlap requirements mandated by the manufacturer to maintain full warranty eligibility.

Flashing, Ventilation, and Ridge Cap

Flashing is installed around all roof penetrations, chimneys, plumbing vents, skylights, and wall-to-roof transitions, using step flashing, counter flashing, or continuous flashing as appropriate. Proper ventilation components, including ridge vents and soffit intake vents, are installed or upgraded to maintain balanced attic airflow. 

The NRCA recommends a minimum of 1 square foot of net free ventilation area for every 150 square feet of attic floor space. Finally, ridge cap shingles or metal ridge trim is applied to seal the roof peak and provide a finished appearance.

Cleanup, Final Inspection, and Walkthrough

After installation is complete, our crew performs a magnetic nail sweep of your entire property, removes all debris, and inspects the finished roof from both ground level and on the roof surface.
